Hospitality-Led Design Redefines Premium Offices In KAFD

TP Bennett Bluehaus has completed the interior design for The Executive Centre’s latest premium flexible workspace at Building 2.08 in Riyadh’s King Abdullah Financial District (KAFD), delivering a hospitality-inspired workplace that reflects the Kingdom’s evolving business landscape.

Covering approximately 9,500 square meters across five floors, the new center has been designed to move beyond the traditional concept of serviced offices. Instead, it offers an experience-driven environment that combines premium workspaces, hospitality, wellness and collaborative areas within a carefully curated design narrative.

Drawing inspiration from Saudi Arabia’s diverse landscapes, each floor has its own distinct identity. Themes including House of Breeze, House of Horizon, House of Sand and House of Oasis create unique environments through carefully selected materials, colors and textures.

Together, they form a journey that celebrates the Kingdom’s natural beauty while providing members and visitors with an engaging workplace experience.


“Flexible workspaces can no longer just offer typical office spaces and desks,” said Amber Alston Peters, Project Director at TP Bennett Bluehaus. “The Executive Centre partnered with us to define what the future of a flexible workspace should look like, and to further elevate the premium experience following their successful first centre located in Building 3.09. The focus became hospitality and creating a real point of difference.”


The arrival experience immediately sets the tone. The reception area has been designed to resemble a luxury hotel lobby rather than a conventional office entrance, featuring warm natural materials, curated artwork and comfortable lounge seating that encourages networking and informal interaction.

Throughout the development, hospitality spaces, outdoor cafés and social lounges encourage collaboration while creating opportunities for relaxation and informal meetings. The design also incorporates subtle references to Saudi culture through earthy color palettes, planting, textiles and tactile finishes, delivering a contemporary interpretation of local identity without relying on literal design elements.


“The Executive Centre wanted us to create a sense of design that embedded storytelling and a journey throughout the space,” added Amber. “We wanted to create a place that almost felt like the home of a well-travelled person, where every corner has its own character and tells part of the story.”


The workplace offers a broad range of environments to support different working styles. In addition to premium private offices, members can utilize collaborative lounges, focus booths, meeting suites, quiet libraries, work cafés and informal touchdown spaces. Wellness has also been prioritized through outdoor terraces and a padel court, providing opportunities for movement and social engagement throughout the workday.

Designed to accommodate everyone from entrepreneurs and growing businesses to multinational corporations, the flexible layout allows office configurations to evolve as tenant requirements change. Ergonomic furniture, integrated technology and thoughtfully designed lighting further enhance both productivity and employee wellbeing.
