ROSHN, the Kingdom’s leading national real estate developer and PIF-funded giga-project, has announced ALMANAR, the Group’s fifth integrated mixed-use community, and its first in Makkah. ALMANAR’s first phase will provide 4,149 residential units and house over 17,000 people across a footprint of 2.5 million square meters.
ALMANAR is strategically located at Makkah’s western gate, between the old and new expressways linking the city to Jeddah, 20 minutes from the Holy Mosque and under an hour from King Abdulaziz Airport in Jeddah. In addition to its residential units, ALMANAR’s first phase alone will feature the wide range of amenities that are typical of ROSHN’s offerings, with a regional mall supplemented by eight neighborhood commercial centers, a business park that will boost the city’s burgeoning economic development and several local and Jumaa mosques. This integrated mixture is the latest embodiment of the ethos that ROSHN is establishing to create a new way of living for people across the Kingdom.

ROSHN’s residential typologies are typically diverse, with floorplans ranging from three to five-bedroom townhouses, duplexes, and villas. ALMANAR is visually inspired by the local architectural heritage of the Kingdom’s Western Province, with facades incorporating ornate details such as elliptical and geometric patterns that define each building’s features, seamlessly blending history and modernity and creating a daily dialogue between Makkah’s unparalleled heritage and the limitless potential of its future.
ALMANAR will maintain ROSHN’s focus on sustainability and natural beauty, incorporating meticulously planned green and open spaces, which cover 12% of the community’s total footprint, to create comfortable areas for residents and visitors to relax and connect. ROSHN developments enhance community well-being by boosting the comfort and accessibility of walking, cycling, and sports through the provision of shaded primary and secondary walkways, which also simplify residents’ access to the array of amenities conveniently located throughout.

The existing natural landscape will be preserved and prioritized, with wadis winding through ALMANAR’s neighborhoods, contributing to the creation of a resilient green infrastructure that works with local environmental and ecological systems, supporting the conservation of indigenous flora and fauna within these green corridors.
As with all ROSHN developments, homes in ALMANAR will feature regionally industry-leading energy-conserving technologies, including modern insulation, solar water heaters, and efficient air-conditioning that deliver energy savings above and beyond the mandated Saudi Building Code.
