ROSHN, the PIF-backed giga-project and Saudi Arabia’s national real estate developer, has announced the unveiling of WAREFA, its third major development in the Kingdom and its second residential community in Riyadh.
The announcement follows the successful launch of ROSHN’s flagship project, SEDRA, with the new development, located in the Al Janadiriyaah district, being constructed with ROSHN’s principal design concepts at its core.
This means providing high-quality housing that is linked to a variety of integrated facilities and public spaces to create lively, congenial communities. Covering 1.4 million square meters, WAREFA will be home to approximately 13,000 citizens and will feature more than 2,000 residential units.

In addition to a district mall, primary healthcare center, public and private schools, and various mosques, the development will take in 160,000m2 of public parks and open spaces to enhance residents’ wellbeing and make sure all of their requirements are addressed within a stone’s throw of their homes.

Sustainability will be key to WAREFA’s design too, with the project incorporating shaded sidewalks and cycling routes, as well as connections to public transportation, with the goal of reducing reliance on cars. High-tech insulation, solar water heaters, and efficient air-conditioning will enable energy savings while advanced plumbing and cutting-edge irrigation technology will save on water usage.
